About
Real estate platform and marketplace is a web service that connects property developers, on one side and tenants on the other.

Overview

Real estate market in Moscow was booming until sanctions of 2014-15 came to action.
Due to rising prices and a decline in consumer activity, the supply of new buildings increased at approximately 20% per year, with over 1mln sq.m. of unsold space. Developers found their assets frozen in empty residential objects. On the other hand, financial crisis made people from other regions flock to the capital for jobs and better living. This caused growing demand for apartment rentals, with prices on the secondary housing rentals market remaining relatively high.
Problem

Property developers have empty unsold apartments, they need a service to rent them out until they are sold.
Tenants want to rent a place of living or temporary stay in the capital city for reasonable money.

My role in this project:

  • UX research: customer research, competitive research.
  • UX design: User Journey Map, Jobs to Be Done.
  • Creating information architecture for the project in Axure.
  • Creating a hi-fi prototype in Sketch.
  • User flow design for: choosing apartment, advertising apartment, communication with manager, managing property etc.
  • Interface design for: UI for user profile, dashboards for different user roles, catalog, apartments search, landing pages, homepage in Sketch + Anima.
  • Designing responsive web pages as per Bootstrap guidelines.
  • Creating UI kit and style guide, commenting and handover for developers.
  • User testing of some features, design adjustments based on feedback
  • Working on tasks individually and participating in team brainstorming, presenting and defending UX decisions
Users and audience

Most perspective groups of target audience were defined:

  • those who come to the capital city for temporal work, contractors, students, medical tourists and are looking for accommodation for 1 - 6 months;
  • those who can't afford expensive downtown rental and accept living in minimally renovated conditions or in suburbs for the possibility to pay less;
  • companies, looking for temporal accommodation of seasonal workers.
Solutions

  • The platform offered a web service that was intermediary between the two parties and acted as a real estate agent.
  • Agency fee was paid by the developer company, so tenants didn't pay commission and could save at least a two months rent amount.
  • Platform was responsible for renting apartments one-by-one on behalf of developer saving time and money.
